The exciting development looks to create a new building with increased office and retail space, a further three floors and a spectacular restaurant with external terracing. Gentle curving facades will be used to give the building a fresh new identity and set it apart. Furthermore, connection between 100 Liverpool Street, Liverpool Street Station and Broadgate Circle will also be improved.
Sir Robert McAlpine and its demolition contractor for the project, Keltbray, have been appointed principal contractor for delivery of the Broadgate Vision.
Starting on the 3rd January 2017, construction of 100 Liverpool Street includes refurbishment and extension of the existing building including retention of the building’s structural frame, construction of new façade, hard and soft landscaping and alterations to facilities associated with the bus station.
The main stages of construction include:
- Early 2017 Demolition and Enabling Works
- Late 2017 Structural Steel and Roofing
- Early 2018 Plant & Services and Cladding
- Late 2018 Fit Out
- Mid 2019 Public Realm works
- Dec 2019 Completion
Will this affect our neighbours?
During construction we endeavour to ensure minimal disturbance to all who work or visit the Broadgate campus. Traffic management plans will include consideration of the best access routes for deliveries, which cause the least impact and appropriate measures will also be put in place to mitigate against noise, vibration, and dust.
The deconstruction of retail units in the centre of the West Octagon Mall from December 2016 will result in some diversions for pedestrians come mid-February. Pedestrians will be redirected within a scaffold protection tunnel while scaffold is erected within the atrium to allow for work to start to the area.
In addition, the ramp leading to the Octagon Mall from Eldon Street Corner will be closed from Tuesday 3rd January for work to begin on installing hoardings for the 100 Liverpool Street project. Therefore, alternative disabled access to/from the Octagon Mall and Liverpool Street Station is available via the lifts at Broadgate Circle, opposite 5 Broadgate.
